Work and play in Northern Ontario’s great outdoors!

Here is an opportunity to live the recreational lifestyle without having to give up the conveniences of modern life.

Operate a serviced campground, sporting good store and live bait shop, and still having access to all the amenities and comforts of home town living in Terrace Bay - access to schools, modern hospital, shopping, dining and golf. This has it all!

This 50 site campground is located just 1/4 mile west on the outskirts of Terrace Bay, Ontario, on 5.4 acres of land.

The campground has beautiful frontage on the Aguasabon River just above the Aguasabon Falls & Gorge (pronounced A-Gwa-Saw-Bon) and the Casque’isle Hiking Trail, and is well positioned on the Trans Canada Highway #17.

The 50 campsites include 35 full hook up sites with water, hydro, sewer and TV cable, six 30 Amp campsites, 4 pull-thru campsites and 15 tenting sites. There are also river side sites, some available with full hookups as well.

The campground comes complete with owner’s/manager’s quarters, a storefront and retail space with office, garage and workshop as well as a cabin/cottage rental - with approval to build 5 additional cabins/cottages.

It also has mini-putt, 45 newer picnic tables and a playground with wooden truck, train, playhouse and jungle-gym for the kids to enjoy.

Servicing the campground are two drilled wells at 285 ft and two septic fields.

The Sporting Goods Store is a large 36 X 60 retail building with large inventory of fishing, hunting, hiking RV supplies. Hunting and Fishing Licences, maps are also provided along with canoe, paddle boat, kayak rentals.

This is a turn key operation.

Chattels include a Kubota 4 X 4 18 HP diesel tractor with a front end loader, large mowing deck, large snow blower & cab, a gas lawn mower, garden tools, furniture, appliances, and dishes in cottage.

The Live Bait business has 5 bait harvesting trap lines easily accessible to some of the best minnow and leech lakes in the area. Two 12’ boats and two 2HP Johnson motors, one 16’ square stern fibreglass canoe, two 12’ canoes, paddles and life jackets are included along with large tanks, air pumps, oxygen cylinders etc. and a 1996 Yamaha Kodiak 400 cc 4 X 4 with winch, front plough, front and rear racks.

If you are an Outdoors Person and like to work with the public, look no further. This can be your dream business with lots of potential to grow.

This lifestyle brings you everything - the entire campground (business and property) including the sporting goods store with office space, live bait business and trapping lines, washroom and shower building for campers, garage and workshop, riverside campsites, a rental cottage/cabin (with growth potential), owners/manager residence and a playground for the children.

The campground is positioned on the Trans-Canada Queens Highway 17 with an average daily traffic volume of 2600.

Travellers visiting the Aguasabon Falls, Gorge and Casque Isle Hiking trail will exit Highway 17 at the campground and follow the road to the available parking and access point to see these attractions.

The Casque Isles Hiking Trail is a 52.4 km hiking trail that runs from Terrace Bay, through Schreiber and into Rossport. It is part of a larger trail network known as the Voyageur Trail. The Casque Isles trail is well signed and well groomed to accommodate the numerous visitors who are attracted to the rugged beauty of Lake Superior.

The trail follows the shoreline of Lake Superior, hopping from bay to bay, and is divided into five units, each with its own unique wilderness experience. These units vary in hiking time and difficulty so that both the advanced and amateur hikers can enjoy the scenery.

At the falls, the Aguasabon River plunges headlong more than 30 metres (100 feet) to the rugged gorge below before continuing its journey to Lake Superior - an awe-inspiring sight to see.

And just 1/4 mile to the east, nestled on the north shore of Lake Superior, is Terrace Bay, Ontario - a small community of approximately 1,800 persons, just 2 hours east of Thunder Bay and 5 hours west of Sault Ste. Marie.

Terrace Bay and the region is a destination for outdoor enthusiasts. This picturesque community is located on the Great Lakes Heritage Coast, and is home to the Slate Islands and its herd of Woodland Caribou.

And Terrace Bay has much to offer, including a sand beach on Lake Superior, 9 hole gold course, new hospital, new school, natural attractions, shopping and dining to name a few.

This is the stuff memories are built on in a friendly, modern and progressive family oriented community in the heart of Northwestern Ontario’s wilderness wonderland.
